A well attended meeting in Fairlie Village Hall took place last Monday in relation to concerns over the latest housing application in the village.
Dawn Homes have applied for an additional 95 houses between Ladies Walk and Castlepark Drive.
Fairlie Community Council (FCC) is a statutory consultee to all Planning Applications for the area.
It represents local residents in responding to planning applications in our village.
Comments and objections need to be sent to the North Ayrshire Council Planning Department by the 11 August. Send to eplanning@north-ayrshire.gov.uk
The community council stated: “We are aware that many residents are concerned that this development might cause a variety of problems, such as:
Pressure on the availability of our primary school places , increased flooding risks in gardens, A78 and side roads , traffic congestion at the A78 junction , destruction of historical and natural woodland and open space and pollution of the burns running into the SSSI protected shoreline.
“Dawn Homes have already had several visits from the Scottish Environment Protection Agency (SEPA) regarding contamination of the Keppen Burn, the shore line, and flooding of the A78. This resulted in them making major changes to the SUDS drainage pond which currently only serves 25 houses.”
Following a pre-consultation with residents earlier this year, various concerns were raised, and responded to.
Dawn Homes stated that a drainage assessment of the site has been prepared and there is a SUDS scheme planned for the development - a sustainable drainage system pond next to the housing site specifically to deal with surface water drainage discharges from flash flooding - which ‘should’ help alleviate this issue.
There was concern that the new development would impact on the existing mature treebelt at Ladies Walk but the developers say this is predominately outwith the development boundary and they’ve commissioned a tree survey and ‘any recommendations will be implemented.’
Concerns have also been raised by residents that when the houses are occupied that the school and nurseries will not have sufficient capacity for the new families, and the lack of existing facilities within the village.
Dawn Homes stated that they took issues raised by residents on board when presenting their application.
In the flooding statement provided by Kaya Consulting, it stated: “ Flooding in this area is exacerbated by large volumes of debris transported down the burn. It is suggested that the channel of the Keppenburn be cleared of debris and vegetation through the site.”
Dawn said that their pre-consultation had been extensive, although residents said on social media that last Monday’s public meeting was more comprehensive in covering important issues.
