A FORMER Largs mansion house which has been boarded up for years is set to be knocked down to make way for plush new flats.

Applicants GHG Holdings Limited propose to bulldoze the building in Irvine Road and provide two new blocks to 'capitalise on the sea views'.

The new housing will be aimed at 'mature people wishing to downsize from large family homes' according to developers.

An application has been submitted to North Ayrshire Council which would see a total of 30 new homes and 50 parking spaces at the new property.

The price paid by property developers for the overall development site of 1.6 acres in February 2020 was £611,000, according to the Right Move website.

The six bedroom detached house was marketed at the time by Right Move as a 'substantial mansion house with fine sea views requiring major refurbishment' with 'potential for residential development' and 'extensive gardens and woodland'.

The developers are keen to take advantage of its sea view location by providing balconies on the development.

A spokesperson for the applicants said: "The buildings have been unoccupied since July 2015.

"Despite boarding up windows and doors the properties have been repeatedly broken into and extensively vandalised. Sheet lead coverings have been stolen from the roof allowing water ingress. The properties are presently uninhabitable.

"It is proposed to demolish the existing buildings and redevelop the site to accommodate 30 new build flats.

"The design of the proposed development has been discussed with the planning department over many months."

A new access to the A78 has been proposed to be positioned in the centre of the north east boundary to replace the two existing accesses.

Pre-planning talks have already taken place between the developers and North Ayrshire Council.

The applicants added: "We had email communications with council planning over main months. We believe we have responded positively to all comment provided and we hope that the proposal is acceptable to the council."
