Plans to transform a derelict Millport building into flats have been given the green light.

We previously reported that a two-storey home at 12 Crichton Street had remained empty for over 40 years and proposals were submitted to North Ayrshire Council in October to turn the vacant home into two flats.

Applicants Fraser Richardson and Mrs Christina Kotsarini, c/o Kotsarini Properties Ltd, had sought permission to turn the property, which currently does not have a roof, into a ground-floor flat and an upper maisonette.

The three-bedroom property is now set to be converted into two one-bedroom flats.

The building was delisted by Historic Environment Scotland in October 2018 but the site sits within the Millport Conservation area.

In a report of the handling of the case, a council official said: "The condition of the property has been of concern for many years with a Notice of Urgent Works to Preserve Listed Building served 2013.

"This notice was for urgent works necessary for the preservation of the building and relates to securing the rear wall and supporting the roof. 

"The property no longer has a roof and has deteriorated since the service of this notice. An Amenity Notice was issued in 2014 requiring the painting and boarding of the front elevation. Planning permission and listed building consent to redevelop the property were granted in 2013 and 2015 but neither scheme was implemented."

In April 2019, North Ayrshire Council granted conditional planning permission for the replacement infill dwelling house to the site.

The proposals were approved at the time and have been replicated in the new application, but instead of a single house being proposed, the property will be sub-divided.

The case worker added: "The application seeks the same design of the building as approved in 2019.

"It would be internally configured as a one-bedroom flat on the ground floor and a two-bedroom flat on the first floor and attic.

"The upper flat would be accessed by stairs from the rear, whilst the ground floor flat would utilise the front door.  It is proposed to fully demolish the remaining walls including the removal of the front elevation facing onto Crichton Street."

Proposals were approved on the condition that before starting the development details of the roof covering, front finishes and window frames are submitted to North Ayrshire Council for approval to ensure it is in line with the Millport Conservation Area.

Details of the glass balustrade to surround the balcony are also to be submitted to planning authorities at the council.
