The Bean and Leaf in Gallowgate Street is on the market for offers over £99,000.
With 44 tables, it is described by property agents McEwan Legal as a fully fitted leasehold bistro/cafe/restaurant boasting a prime location on the promenade offering high levels of passing trade, in addition to the established loyal customer base.
The estate agents say: "The property has been trading well over the last few years under the current owners' care and it has the ongoing potential utilising its location, space and trading hours to be developed in a plethora of different ways.
"At the moment the fully licensed bistro/cafe/restaurant serves a limited trading position that could very easily be extended to include evening meals or even a more relaxed cafe/takeaway operation given the current layout and size of the space available.

Largs businesswoman Toni Dawson - whose brother Maxwell and his wife Madeleine have been running the bistro for the past 15 years - told the 'News' that the restaurant was being sold for personal reasons.
She said it had been a successful enterprise over the years, but it was now 'time for a change'.
The building formerly served as the Tourist Information Bureau in the town for many years.
Ms Dawson says the building could stay as a restaurant or become another enterprise across from the new Gallowgate Square, which is being made into a live music arena/market space which is close to completion.
Ms Dawson, Ayrshire businesswoman of the year in 2016, said she would be continuing to run Geraldo's, a gift shop specialising in artisan ice cream, handicrafts and luxury gifts, and the two local putting greens at Barrfields and Mackerston.
